Over the six weeks ending August 7, 2026, the county recorded 96 transfers. Forty-seven of those were arm's-length market sales. The rest were family transfers, trust and estate re-titlings, quit-claims, and utility easements, none of which tell you anything about value. Everything below excludes them.
Five transactions are worth walking through.
Wellstar Health System paid $2.75 million for Oconee land
The largest transfer of the period went to Wellstar Health System, Inc., which paid $2,750,000 to Griffin Girls LLC for parcel C 01 032B. The deed was recorded July 30 (Deed Book 1867, Page 384).
Wellstar operates hospitals and outpatient facilities across Georgia. There is no announced project on this site, and the deed record says nothing about intended use.
What it means for owners nearby
Health systems buy land well ahead of anything you can see from the road. By the time a site plan reaches a county planning department, the acquisition that started the process is often a year or two in the past. Medical land purchases also pull other demand behind them, including medical office, pharmacy, urgent care, and service retail.
If you own near this parcel, expect inquiries before you see an announcement. Property in the path of that kind of activity tends to reprice before anything becomes public.
A publicly traded REIT bought in Bogart
FCPT Holdings LLC paid $1,124,564 for 1091 Talus Street in Bogart, buying from Shore Capital Real Estate Partners. Recorded July 16 (Deed Book 1867, Page 290).
FCPT Holdings is an acquisition entity of Four Corners Property Trust (NYSE: FCPT), a net-lease REIT that buys single-tenant restaurant, auto service, and medical retail properties.
Why the buyer matters more than the price
Net-lease REITs underwrite to national standards. Tenant credit, lease term, traffic counts, and demographics all have to clear a threshold before a company like this will transact in a submarket at all. This is the first purchase of its type I have seen close in Oconee.
When institutional net-lease capital starts buying in a market, cap rates on comparable well-tenanted product usually compress. If you own a single-tenant building with a national or regional credit tenant on a long lease, your buyer pool just got deeper.
Wire Park's vertical build-out is underway
Wire Park Builders LLC acquired three parcels, C 04W 009, 010, and 019, from GDCI Garden Lakes LP for $567,000. Recorded July 31 (Deed Book 1867, Page 568).
Wire Park is the adaptive-reuse mixed-use district in Watkinsville built on the former Southwire plant site.

A multi-parcel transfer from a development entity to a builder entity is how a project moves from horizontal work into vertical construction. It shows up in the deed record months before anything is visible from the street, which makes it one of the more reliable early indicators that new units are coming.
The Mars Hill Road corridor traded at $950,000
Hardigree Properties LLLP paid $950,000 for 1618 Mars Hill Road, buying from 1618 Mars Hill Road LLC. Recorded August 5 (Deed Book 1868, Page 305). Hardigree also sold a land parcel (W 07 019) for $342,500 on July 31, so they were active on both sides of the ledger this period.
The read
Mars Hill Road is still one of the county's most active commercial corridors. An owner-operator selling land and buying improved property in the same county over the same few weeks is a reasonable signal of local confidence.
The Loudermilk family sold on Middlebrooks Road
S.E. Ebbert LLC paid $1,300,000 to Loudermilk Family OCRP LLC for 1160 Middlebrooks Road. Recorded August 3 (Deed Book 1868, Page 88).

Two things stand out in the distribution. The middle of this market sits higher than most people assume, with a median arm's-length sale of $640,000 and 43% of everything that traded closing above $700,000. Entity involvement was also heavy. LLCs, partnerships, REITs and trusts were the seller in 19 of the 47 sales and the buyer in 15, with nine transactions running entity to entity.

What this means if you own here
If you are holding land near Mars Hill Road or Highway 316. Two of the six commercial trades sat in that band, and the Wellstar purchase is a demand event rather than a data point. Property in the path of that activity tends to reprice before anything is announced, which is exactly when you want to know what you have.
If you just closed a sizable disposition. A 1031 exchange runs on a 45-day identification clock from your closing date, with 180 days to complete. Several sellers from this period are inside that window right now. If that is you, the identification list is the urgent piece rather than the replacement property, and it needs to be built this month.
If you just bought. Assessment notices follow recorded sales. Paying well above the county's current fair market value on a parcel usually produces an increase in the next digest, and Georgia's appeal window is only 45 days from the notice date. Worth knowing where you stand before the notice shows up.
